How much house can I afford?

09/10/2026 GHL Mortgage Team Comments Off on How much house can I afford?
how much can i afford

How much house you can afford depends on your income, deposit, monthly outgoings and how much a mortgage lender is prepared to let you borrow. As a rough guide, some UK mortgage lenders may offer around 4 to 4.5 times your annual income, although the actual amount could be higher or lower depending on your circumstances.

Your total house-buying budget is generally the mortgage you can obtain plus your available deposit, after allowing for the other costs of buying a property.

How much mortgage can I get based on my salary?

Mortgage lenders look at your income when deciding how much you may be able to borrow.

For example, using a simple illustration of 4.5 times annual income:

Annual household incomeIllustrative mortgage
£30,000£135,000
£40,000£180,000
£50,000£225,000
£60,000£270,000
£80,000£360,000

These figures are illustrations, not guaranteed mortgage offers. Some lenders have different income multiples, and all lending is subject to affordability and eligibility checks.

How much house can I afford with a £20,000 deposit?

Your deposit is added to the mortgage amount you can borrow to determine your potential property budget.

For example, if a lender agreed to lend you £225,000 and you had a £20,000 deposit, your potential purchase budget would be £245,000.

However, you’ll also need to allow for expenses such as solicitor fees, surveys, moving costs and any applicable property taxes.

Can I get a mortgage for more than 4.5 times my salary?

Potentially, yes.

Some mortgage lenders offer higher income multiples to eligible applicants, depending on factors such as income, employment, affordability and the mortgage product.

However, a higher income multiple doesn’t automatically mean a mortgage is affordable or that you’ll qualify.

A mortgage adviser can help identify lenders whose criteria may suit your circumstances.

Do mortgage lenders look at my monthly spending?

Yes. Mortgage affordability isn’t based on salary alone.

Lenders typically consider financial commitments such as loans, credit cards, childcare costs, existing debts and other regular expenditure.

They also assess whether you could afford the mortgage if interest rates or your circumstances changed.

This means two people earning the same salary could be offered very different mortgage amounts.

How much would my monthly mortgage payments be?

Your monthly repayments depend on how much you borrow, your mortgage interest rate and the repayment term.

For example, borrowing £200,000 over 30 years on a capital repayment mortgage would cost approximately:

Illustrative interest rateMonthly repayment
4%£955
5%£1,074
6%£1,199

These are illustrative calculations, not current mortgage offers. Actual rates, fees and repayments will depend on the mortgage available to you.

A longer mortgage term may reduce monthly repayments but usually increases the total interest paid over the life of the mortgage.

Can I afford a house if I’m a first-time buyer?

Yes, provided you meet a lender’s affordability and eligibility requirements.

Many first-time buyers purchase with a deposit of around 5% or more, although some eligible applicants may have access to low or no-deposit mortgage options.

Understanding how much you can borrow before viewing properties can help you avoid looking at homes outside your realistic budget.

Is a mortgage affordability calculator accurate?

An online mortgage calculator can provide a useful starting point, but it won’t necessarily reflect what a particular lender will offer.

Different lenders use different affordability calculations and may assess income, overtime, bonuses, self-employed earnings and financial commitments differently.

For a more personalised estimate, a mortgage adviser can review your circumstances and help establish a realistic borrowing range.

Should I speak to a mortgage broker before looking at houses?

It can be a good idea.

A mortgage broker can help you understand how much you may be able to borrow, what deposit you’ll need and approximately what your monthly repayments could look like.

They can also help you obtain an Agreement in Principle, where appropriate, before you start making offers.

At GHL Direct, our mortgage advisers can compare mortgage options from more than 50 UK lenders and help you understand your potential borrowing budget.

Can I Get a Mortgage With No Deposit in the UK?

17/09/2026 GHL Mortgage Team Comments Off on Can I Get a Mortgage With No Deposit in the UK?

Yes, it may be possible to get a mortgage without a traditional cash deposit. Some UK lenders offer 100% mortgages to eligible borrowers, although there are fewer options available than for buyers with a 5% or 10% deposit.
